Property transactions often begin with two parties who do not know each other. A buyer may be searching for a suitable house, land, commercial property, industrial property, investment opportunity, or other real estate requirement. At the same time, a property owner or authorized seller may be looking for genuine buyers.

AOS helps bridge this communication gap by acting as an intermediary. Our role is to receive requirements, understand available information, identify potentially relevant contacts or opportunities, facilitate introductions, and assist communication as the enquiry progresses.

Depending on the matter, the mediation process may involve online communication, telephone calls, email, WhatsApp, property-related meetings, site-visit coordination, local agent or broker coordination, and other appropriate offline assistance.

Buyer-Side Property Mediation

Where a potentially relevant property, seller, agent, broker, or other contact is available, AOS may facilitate communication or an introduction. A relevant connection does not mean that the property will ultimately satisfy every buyer requirement or that a transaction will be completed.

Buyers remain responsible for independently inspecting the property and verifying ownership, title, approvals, documents, boundaries, measurements, condition, taxes, liabilities, and all other matters relevant to the proposed transaction.

Seller-Side Property Mediation

Property owners and authorized sellers may approach AOS when they wish to communicate an available property opportunity to potential buyers or relevant property contacts.

Information may include the property location, category, approximate area, intended use, expected price, photographs, description, and other details supplied by the concerned party. Where appropriate, AOS may use this information for intermediary communication and requirement matching.

Sellers and owners remain responsible for the accuracy of the information they provide and for establishing their legal authority to sell, lease, rent, or otherwise deal with the property.

Online and Offline Property Mediation

AOS property mediation can begin through online communication. Buyers and sellers may initially communicate their requirements through available enquiry channels, email, telephone, WhatsApp, or other appropriate communication methods.

Property matters can, however, require offline coordination as discussions progress. Depending on the location and practical circumstances, this may include arranging communication between the parties, coordinating a property visit, facilitating a meeting, or communicating with local agents and brokers.

The extent of any offline assistance depends on the specific property matter, location, availability of relevant contacts, and the nature of the intermediary assignment. AOS does not promise physical participation in every enquiry.

How Property Mediation Generally Works

Each property matter is different, but the general process is designed to help establish relevant communication in a structured manner.

1. Submit the Requirement

Tell us whether you are buying, selling, renting, leasing, investing, or seeking another property-related connection.

2. Share Available Details

Provide relevant property or requirement information, including location and other available details.

3. Requirement Review

AOS reviews the enquiry to understand whether a potentially relevant contact or opportunity may be available.

4. Connection & Communication

Where appropriate, AOS may facilitate an introduction or communication between relevant parties.

5. Independent Verification

The interested parties proceed with inspection, negotiation, document verification, and other necessary due diligence.

6. Independent Agreement

Any final transaction or agreement is made independently by the concerned parties on terms accepted by them.

Property Negotiation and Communication Facilitation

Property discussions may involve expected price, payment terms, possession, property condition, timelines, access, lease terms, and other commercial considerations. Where appropriate, AOS may help facilitate communication so that relevant discussions can proceed in an organized manner.

AOS does not make the final commercial decision for a buyer, seller, owner, tenant, landlord, agent, broker, or any other participating party. Every party remains responsible for its own representations, negotiations, commitments, and agreements.

Agent and Broker Coordination

Local agents and brokers may have useful knowledge of particular property markets and locations. Where appropriate, AOS may facilitate communication with independent agents or brokers who may be relevant to a particular property requirement.

Such agents and brokers remain independent parties responsible for their own services, representations, negotiations, commissions, regulatory obligations, documentation, and dealings with their clients.

Independent Property Verification Is Essential

Property information may originate from owners, sellers, agents, brokers, developers, or other third parties. Information introduced through AOS should therefore not be treated as an independent legal, technical, financial, valuation, or ownership certification by AOS.

Before making a property decision, the concerned parties should independently verify ownership, title, encumbrances, approvals, land classification, boundaries, measurements, taxes, possession, access, applicable regulations, and all other relevant matters.

Buyers, sellers, and other parties should obtain appropriate independent legal, financial, technical, tax, valuation, or other professional advice where required.

Intermediary Role and Service Charges

AOS acts according to the intermediary role applicable to the particular property requirement. We are not automatically the property owner, seller, buyer, developer, builder, legal representative, valuer, surveyor, financial institution, or government authority involved in a transaction.

Where a property mediation assignment involves an intermediary service charge, facilitation fee, referral fee, commission, or other agreed commercial charge, the applicable terms should be communicated to the relevant party before the corresponding commitment is made.

Any fee or commission may depend on the nature of the property, transaction value, scope of mediation, participating parties, and separately agreed commercial terms. No fixed commission or service charge should be assumed unless it has been communicated and agreed for the particular assignment.

Important Limitations

AOS facilitates communication and connections but does not guarantee that a suitable property will be available, that the information supplied by third parties will remain unchanged, or that a buyer and seller will reach an agreement.

AOS also does not guarantee transaction completion, investment returns, property appreciation, rental income, resale value, or profitability. All final decisions remain with the parties directly involved in the property matter.

AOS property mediation services are for properties and property-related requirements within India only. We do not undertake property mediation for transactions involving property located outside India.
